Do you require renter's insurance?
Yes, at a minimum, residents are required to maintain a policy of personal liability insurance, which provides limits of liability to third parties in an amount not less than $100,000 per occurrence.
What utilities are included in Rent?
The property covers trash removal services.
Residents must set up their own electricity and internet/cable services directly the providers - The Illuminating Company (electric) and Spectrum (cable/internet).
For water, sewer, and stormwater, Residents are billed back based on their estimated share of the costs.
All tenants also pay an administrative fee of $25 for new accounts after move-in, a $5 monthly administrative billing service fee, and a $25 move-out fee.
Is parking Included?
Rent includes one parking space. You may rent additional parking spaces for $25/month.
Do you accept vouchers/assistance programs?
Unfortunately, we do not have any contracts with assistance programs or agencies so we are not eligible to receive CMHA or EDEN vouchers.
Also, we do not use voucher programs to credit enhance applications. This means amounts paid by housing voucher programs are not taken into consideration during the credit approval process of the application.
What types of animals/pets are allowed? How many may I have?
Cats and dogs permitted.* (Breed restrictions apply)
No exotic animals.
Total combined weight limit of 50 lbs. (when fully grown).
Limit 2 animals per Apartment.
Separate Animal Addendum required.
Letter from Certified Veterinarian for proof of breed, weight, and required vaccinations may be required.
What breeds are restricted?
*The following breed and/or mix breeds are prohibited:
Akita, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Briard, Borzoi Hounds, Bull Mastiff, Bull Terrier, Cane Corso, Chow, Dalmatian, Doberman Pincher, Dogo, German Shepherd, Great Dane, Great Pyrenees, Husky, Irish Wolf Hound, Komondor, Malamute, Neapolitan Mastiff, Pit Bull, Rottweiler, Scottish Deerhound, Spitz, St. Bernard, Stafford Terrier, Presa Canarios, Shar Pei, Toso Inu and Wolf-Dog Hybrid.
PetScreening Policy for All Applicants and Residents
We use a third-party service, PetScreening, to ensure all applicants and residents understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. All applicants should complete a Pet, No Pet, or Animal Profile.
